If you’re offering short-term rentals in Spain, it's now mandatory to register your property through a new national system and obtain a Unique Registration Number (NRA) for each unit.

What is the NRA and the Ventanilla Única Digital?

The Ventanilla Única Digital de Arrendamientos is an official platform created by the Spanish Ministry of Housing. It centralizes the registration of all short-term rental properties in Spain.
The NRA (Número de Registro de Alquiler) is a unique identifier that every property used for short-term rentals must have to be listed legally on any rental platform, including Holidu.

How do I obtain a Unique Registration Number (NRA)?

Here’s a quick summary of what you’ll need:

Prepare your documents:

Código Registral Único (CRU)
Cadastral Reference (or Boat ID if applicable)
Any local license or tourist authorization required by your region

Apply online:

Go to the Sede Electrónica del Colegio de Registradores
You must be subscribed to the online filing service of the College of Registrars. If you are not yet subscribed, register by clicking the corresponding link.
If you are already registered, log in using your digital certificate, as it is the best option for completing the process online.
Select the Option “Número de Registro de Alquiler”
Click on “Presentación Telemática” and start filling out the form.
At the point where you're asked what you wish to do, select “Nueva Presentación.” Then, in the next step, choose the option “Asignación de Número de Registro de Alquiler de Corta Duración.”
Click on “Descargar instancia de presentación”, so you can start filling out the application form with the details of your property.
Fill out all the mandatory fields, sign the form, and then download it.
1. It needs to be filled out with the owner's information. It's also possible for a representative to upload the form on behalf of the owner. In that case, there's a section where you can enter the representative's information
2. The points “Expone” and “Solicita” are automatically filled out
3. It's necessary to fill out the field “CRU: Código Registral Único.”
4. Identify the address of the property: as you write the address in the field, it will show you some options. Once you choose the correct one, the location will be shown on the map, and the rest of the fields will be filled out.
5. Add your cadastral reference.
6. Continue filling out the specific details of your property.
7. Add the place, date, and to sign you'll need to have “Autofirma” installed.
8. Finally, download the document so you can include it in the documents of the request.
Continue with the last points of the application, and include as an attachment the form that you previously filled out and downloaded. Be sure to also include a copy of your vacation rental license (licencia de alquiler vacacional) and/or the “declaración responsable” (if applicable).
After filling out everything, click on “Guardar y continuar”
Make sure of signing all the documents, and then click on “Enviar”
You will see a confirmation that the application was submitted correctly
You'll receive an email with a link, that will take you to the “Sede Electrónica”
On the right side, there's an option to download a pdf document with a temporary NRA, until you have the final one.

Receive your NRA:

A provisional NRA will be sent by email
Once approved, it will be validated as final

How to upload the NRA to your Holidu Account?

Here’s what you should do now:

Log into your Holidu account
Select the property that you want to update
Click on General Information, and select “edit”
Scroll down, put the NRA and click on “Save”
Submit the NRA for each property

It’s also possible to do it by clicking on the prompt in the top banner and enter the NRA for each unit.

In your Holidu Host Account, you'll see a banner at the top
When you click on “Check the list” It will take you to a page where you can put the NRA for each of your properties, after that, click on continue and you're all set.
If the number is incorrect, you'll see an error message

Tips

Can I apply for an NRA on behalf of someone else (e.g. if I’m an agency or property manager)?

Yes. Just make sure that you meet the following requirements:

Attach a document to your application that proves you have legal authorization (e.g. a signed authorization with certified signature or a notarized power of attorney).
Indicate the property owner's name in the “Person represented by the applicant” field on the form.

Can I apply for an NRA if my property only has a temporary license number?

Yes. As long as your license number is active in the Consell’s registry, it will be accepted during the NRA application process. Having a temporary license simply means it is subject to review, but it is still valid for applying for the NRA.

Where to find the Código Registral Único (CRU)?

It is a 14-digit numerical code that you can find in several ways, for example :

Nota Simple from the Land Registry; it can be requested via https://sede.registradores.org
Through the Land Registry's Online CRU Finder: https://cru.registradores.org/
Through a Property Deed (Escritura); in some cases it might be referred to as "Identificador único registral."

My Holidu account does not accept my NRA, it gives me an error, what do I do?

The NRA can have up to 53 alphanumeric characters and is composed of several fields that follow a specific structure.

If you get an error when trying to save your NRA in Holidu, make sure that the format is correct and that each part complies with the configuration indicated in the table below:
